CADASTRAL SURVEYING
I decided to do something relating to my profession after @steemitqa said something about writing about my profession, might pretty worth it, but it's just a branch of Surveying as it is a a very wide profession
WHAT IS CADASTRAL SURVEY?
Cadastral surveying is a branch of Surveying profession that is concerned with land Management, and more specifically with issues of land ownership, measurement, delineation of property boundary and determination of dimensions, areas and certain rights associated with properties.
It also deals with re-establishment of property boundary and It is involves interpreting and advising on boundary locations, on status of land ownership and on the rights, restrictions and interest in property, as well as the recording of such information for use on plans, maps etc.
It is performed to subdivide lands into parcels for ownership under a land title and to re-establish boundaries of previous surveyed properties to determine the physical extent of ownership or to facilitate the transfer of the property title.
Here's typical finished cadastral survey plan below👇
CHALLENGES FACED BY CADASTRAL SURVEYORS IN NIGERIA
The following are problems faced by cadastral surveyors in Nigeria:
- Lack of adequate man power;
There are not enough people who are interested in surveying, people, not too many people have broad knowledge, some people lack experience. And the use of new technology and new instruments without proper preparation, planning, knowledge and training, so it is therefore appropriate that manpower should be developed by proper training.
- Competition from non surveyors;
The technology driven empowerment of graduates of fields such as estate surveyors, civil engineers, builders and others to produce maps has expanded the circle of ”can do the job” surveyors. The traditional surveyors now faces competition not only from professional colleagues but also from other professionals who take advantage of the evolution of simple
methods and instruments to transform the survey principles learnt in the course of their university education to produce plans/maps.
- Property Dispute;
This occurs when individuals are not able to define their property boundary and in turn give out wrong information to surveyors which may cause two parties claimimg the same parcel of land, or many homeowners give little thoughts to the true location of their property line until a problem arises or a survey is requested.
- Proliferation of quacks;
There is rapid increase of quacks in Nigeria as of today, they are also known incompetence /not qualified surveyors who surveys a parcel of land and giving it to a licensed surveyor to sign and seal it on their behalf and the licensed surveyors also don’t do a background check before signing it, which can cause problems for the land owners later in the future.
- Non adherence to current cadastral survey rules and regulation;
These are characters often exhibited by surveyors who are carefree about the rules and regulations laid out by the SURVEYORS COUNCIL OF NIGERIA.
PS: I worked on something related to this in class when we were asked to talk about building line, checked textbooks for most of the definitions but the problems were self developed.
