The Brunner Project | Real Estate Investing Series #1
Hey everyone! The time has finally arrived! Many of you have said that you're eager to learn more about real estate and get an in-depth, behind-the-scenes look at how houses are designed, built and remodeled.
This is the first project that I'll share with all of you. It's a renovation project on a house that we're looking to complete in the next 2 months and then hopefully sell the house by May of 2018.
This post will serve as an introduction to the project, I'm going to show you what's going to be changed and where the changes are going to be made. My next post will go more in-depth on the numbers, the specific timelines for the project, some details about working with the contractors, etc.
Also, don't forget to leave any questions or suggestions in the comments, I'm looking for more ways to show you all how real estate works and I'm excited to see where this series takes us as this project progresses and my new projects begin!
For some context, the house was just recently vacated and we've begun the process of ripping everything out to prepare for the renovations. Here's the list of items that we're working on:

Thanks for sharing the steps of this project. You describe the work that will be done in columns that are easy to read but leave us with many unanswered questions.
I'm glad you posted something about what you are interested in and made it clear to read but I guess we are all thirsty for more.
Thanks for your support and your questions @mineopoly. I just posted #2 and included some plans of how I want to incorporate your questions and many other questions that people have posted about the project.
Post #3 will talk about all the financials of the project - how much the house cost, how long it took to negotiate, how I negotiated the price of the house to get the most leverage, the profit margin that is expected versus the actual profit, etc etc.
Yes, contractors and permits are a huge headache and I'm going to add that to the list of posts that I want to make about the project. To answer question #3, that's mostly determined by the contractor and his crew. Every contractor has their own preferred way of bringing in their own people to do different things like plumbing, electric, painting, etc.

I may be biased because I'm a new homeowner, but I think posts describing why certain things are being updated, posts about where you can put the most value into a house, and maybe some tips and tricks for remodeling. I currently want to put a new bathroom in the basement and finish out the rest of the basement to make it more liveable, if I can find the time and money to spare. I think before and after photos with some details as you go along will be solid though!
I feel like I missed a ton of posts from you when I was on vacation and working, don't know how so I might have to go back and check them out!

Haha I feel like I overdid steemit today, but it was my most successful day ever with commenting, post interaction, and even a bit of poker winning, but ya, still love coming here, it's easy to get burnt out if you overdo it too much though!

I like the format but i got a good laugh out of the to do list. Me and you both know that will be 2 or 3 times longer by the time its sll said and done.
