Canadian Real Estate - Ep 2: Use a Realtor
Yesterday I've noticed a neighbour of mine is selling their house for $870,000. It's a 2+1 bungalow with almost 1,800 sq feet, 60 miles from downtown Toronto. On a main street. Right besides a townhouse complex.
I wonder if he knows it's not March anymore. March was cold, but we were hot. Not from the frictions of consensual activities, or lack of, but because everyone was running from each open house to another. People were lining up to see all kind of houses. Shoes were everywhere. All nearby parking spaces taken. Each house in the GTA had over 100 viewers for each open house. Many reached 1000. How the heck can you even find your shoes afterwards? I guess you can just pick up those Prada boots you've always wanted.
Ohh and here is the best part: he's selling it himself. Don't get me wrong, I'm in full support of the FSBO movement, but there is a time and a place for that. Now the market has changed, if you want to sell for anything close to what you think your house is worth, you must do it now, before the new stress test comes into effect on January 1st, 2018. And by sell I mean close before that date. Although it might be too late as banks are adopting the new stress test ahead of next year.
Your only hope is to use a realtor in order to get your house sold quickly. And also accept a good enough offer as come next year, you won't get anything close to that. Well, unless if you use April Brockman as your realtor, then you might get luckly. She's ait cheap though. So swallow your pride and use a realtor. They will come in handy.
So yes, your only hope is to use a realor and also, for that said buyer, to not have read my post from two days ago.
