The amount of land you will need will depend on some factors. What animals you want to have, cows need about one acre per animal for feed during the summer and about the same about of land for hay for winter feeding, maybe a little more. You can put a few goats and sheep on that acre with the acre for hay in the winter. The more land and animals mean more time working with those animals and also taking care of the land. If you are wanting city or even county services for water and sewer you will not be getting many choices for land that is going to be zoned for the animals, like cows and pigs or goats for that matter. You will have to step out of the comfort zone for that without a doubt. Yes, please check with planning and zoning in the county the land is in to be sure you can do what you want to do and the animals you want to have on your land.

Are you saying if I start from scratch? If the properties I'm looking at don't have city services, they do have a well and septic in place which would suffice. Would you see any issues with that?

Yes, that is what we have here a septic and a well. That is what many of us out in the county have to use. That is no problem. You can also check into composting toliets and use your gray water to water plants and trees. Always check zoning and planning in that county to make sure they will give you no trouble with what you want to do.
