Home sweet home

On Wednesday night our landlord called giving us the news that he was going to sell the house from under us. He was good in that he was going to wait until he came on Saturday (yesterday) to give us the document to sign saying he was going to give us the legal 90 day notice. So yesterday we got that notice.

However, we moved fast and set in motion trying to acquire a home loan to see if we could borrow enough to purchase the house from him. If we could then that works in our favour because it means we don't have to move. We are cautiously optimistic but it's with the home loan agency at the moment and it could be up to two weeks away before we'll know.

In the meantime we're organising a lawyer who we'll talk to on Tuesday to see what we need to do.

We also looked at an open home two doors down to see if there might be a better option but that house sucked. It was great because a mate of mine who has 40 years experience in the building trade, owning one of the largest building companies in town, came and looked over both our existing house and the open home. He was impressed with our place and had many a concern about the other house. If someone with that cred is worried then you have to listen.

So as it is everything is now out of our hands and we've got a tonne of good information behind us. We're seriously hoping to get the loan to get this house we're in because we do love it. We are first home buyers and so we have both a lot going for us and a lot going against us. Here's a list of what we have going for us:

  • Dual-Income with my wife's business being very successful. My income is pretty good but what helps is that while my minimum hours are 25 hours my average hours are 37.98 hours so they'll be able to see that and think that I'm a pretty good bet - hopefully.
  • The owner wants a private sale and actually said he wanted to offer us the house with first dibs.
  • We have many a person who owns a home that can tell us what we need to do.
  • We have good credit.
  • We have a good idea of the market around us.
  • We have done a lot of leg work already.
  • Kiwisaver is available to us.

What we have got against us:

  • We're first home buyers.
  • My wife's business is successful and so could stop us from getting Kiwisaver which will kill our ability to get a loan.
  • We've got 90 days to get things sorted.
  • We have many a person who owns a home that can tell us what we SHOULD do.
  • We have a good idea of the market around us.
  • Rentals pretty much don't exist at the moment.

Like I said I'm cautiously optimistic but if we can get the loan and the landlord accepts our offer then we're home dry.
