Although I think that sometimes unexpected events can contribute to a business prospering or not, I say this because of what happened to your friend, in this case the unexpected event was the bark beetle, due to this the 4 hectares rose its value. But if there were no beetle infestation, would its 4 hectares be worth that much? This means that unexpected events that escape our hands also contribute to the success or failure of a business.
the bark beetle did not affect the VALUE of the land. the forest would now have this value even without the bark beetle.
The bark beetle has unfortunately had a negative impact on the value of the spruce. my friend could only make firewood out of the many dead trees. had the spruce not died, my friend could have had boards, beams and roof battens sawed out of them. at a much higher selling price.
