So crypto currency is a great longterm investment option, but what about real estate (commercial rentals)?
I have been following cryptos on and off since 2012ish when a friend was buying them for 10-12 dollars and there wasn't much of any use for them other than to buy drugs online, or save them for a rainy day. Pretty sure he sold them and is likely kicking himself today. I think there is a great bright future in crypto, but as for diversification of investments, has anyone looked into commercial property rental income? Specifically multifamily properties of 5+ units that have market caps in the 7-9% range. This seems like a great way to earn passive income as a landlord. If you buy in a nice part of town, you can make the cap gains, but also reap appreciation benefits when it is time to sell. The best part and kicker is if you have a sizable downpayment (say 30-40%), you can get a loan for the rest based on the longevity of the tenants in the property and the rent they pay. If any of the smaller coins hits it huge in the years to come, I want to be ready to leverage this $ into commercial real estate. What about you all? Any great ideas on what you plan to do with your earnings from collecting coins, or whatever your day job is. REITs seem legit and apartment buildings, but I know there are some other solid options out there as well! Let me know!
