This sounds pretty exciting so far doesn't it? Hold onto your hats, because I haven't even gotten to the good part yet...

Based out of Switzerland Crowdlitoken allows you to purchase a share of real estate that has been hand pick in the Central European "core". Property in countries include Switzerland, Germany/Austria, Benelux/Northern Europe, and Eastern Europe with net returns anywhere from 5.5% to 7.5%.

The tokens are going to be available in 2019 and they have a max token allocation of 1 billion with a target of 100M. These are ERC-20 tokens by the way on the Ethereum network.

They plan on distributing the tokens as follows:

Pre Public.80 CHF/Token
Public.90 CHF/Token
Extended Public1.0 CHF/Token
Face Value1.0 CHF/Token

Once the tokens are distributed, here is an idea of how things would work. Let's say you invest 75,000 CHF as part of the private sale. That will give you 100,000 tokens. You can then invest those tokens into any of the real estate markets that I have listed above. As your share of the rent comes in from those properties, you can then choose to either receive that as a payout or reinvest it into your portfolio.

The typical investment is around 25 years with a maximum of a 10 year extension. They guarantee that at the end of the term you will receive a minimum payment of at least .70 CHF per token. That is a promised return of ~93% of your money plus what ever you made in"rent" and appreciation over that period.

Crowdlitoken(CRT) is a form of digital tokenized real estate where Crowdlitoken purchases real estate in several European countries. You can then purchase a portion of that real estate with the Crowdlitoken. It is a security token that allows real world trade-able assets to be represented on the blockchain. Holding the tokens gives you a stake in the property that Crowdlitoken owns with no premium or withholding tax required on your part.

You can invest your tokens in whichever real estate market you want(or spread it across all of them) and collect or reinvest the rent from those properties. By investing in tokens you are able to buy and sell fractions of property, something you normally wouldn't be able to do. Investments can be accessed at any time via a dashboard with full transparency on every property.

I used CHF(Swiss Francs) as my example, but investments can be in either CHF, EURO, or ETH. The minimum investment per subscriber is CHF 100 and the maximum is CHF 20 million.

I am very interested in different tokenomic strategies to apply crypto and in particular some of different blockchain based business ideas which are starting to take place in the real estate sector.

We have started to crowd fund actual real estate development projects and community infrastructure projects in different parts of the world and are also offering investments in Canadian based Woodfine LP Units which allow for crypto to be exchanged for real estate assets on the Relexcapital platform.
